Hynam House Circa 1850 1868
40 ha of beautiful red gum country
Hynam via Naracoorte South Australia
A quality 40 ha rural property just 10 kilometres east of Naracoorte fronting the Wimmera Highway to Melbourne. First selected in 1844 as the core of Broadmeadows Estate of 39,000 acres parcel the property was
renamed Hynam Station which was farmed continuously by the pioneering Smith family until 1996 when the remaining 1997 acres was sold.
Lovingly cared for and carefully enhanced by current owners the gracious and very picturesque property offers a broad range of uses from the present use for farming and grazing to tourism and lifestyle based enterprises.
The majority of the homestead is of local dressed freestone and additions have been finished to compliment the original materials. Structurally the property appears very sound and the vendors welcome required inspections.
The homestead is steeped with colonial character and is a major landmark in the Wrattonbully Viticultural District. Access via an inviting entrance and return driveway which passes sweeping lawns and carefully designed gardens enroute to the grand entrance. The entrance hall was constructed using imported marble shipped via Portland and bullock dray to Hynam. The floor in the hall is of Sicilian marble incorporating the original owner’s monogram. Leading from the marble entrance are the Drawing and Dining rooms each of over 40 square metres and featuring ornate marble fireplaces, high ceilings and ornate cornices. The polished timber floors and period furniture are totally in sympathy with the original dcor and still are very practical for special occasions.
On a more informal basis there is a spacious family room with solid fuel combustion heating and air-conditioning as modern enhancement but still retaining the original character with polished Baltic flooring. Adjoining is a colonial style kitchen with a near new St George electric range with double oven. The general presentation of the kitchen retains the character of the home yet provides the facilities and comforts required in the current age.
Adjoining the kitchen is an atrium created from the original slate flagstone paved courtyard and providing a wonderful area for casual style living and dining. For alfresco living there is an adjacent vine covered patio area. The home features 5 bedrooms, 2 bathrooms and an ensuite bathroom. Further facilities include a library, second caterers kitchen, large pantry, office, vast cellar plus large laundry. There is ample undercover parking with a 3 car garage adjacent to the rear entrance.
Just a short walk from the home is a recently refurbished 2 story colonial building of freestone construction which creates individual guest accommodation with 4 bedrooms, kitchen and spacious living area. Adjacent to this building is further guest accommodation with a small 2 roomed cottage and within a further short distance via a refurbished timber framed 3 bedroom cottage.
Rural facilities include a 15m x 3m implement shed/workshop, stone store shed (suited to use as a small gallery), substantial cattle yards and small storage sheds.
The property is fenced into 4 main paddocks with water supplied from a reliable bore via pipelines. The extensive garden and lawn areas are also supplied from the bore with computer controlled automatic systems. Ample rainwater storage serves the homestead and cottages.
A wonderful environment for a luxurious lifestyle yet suited for integration with a number of tourism or lifestyle enterprises.
