The Cowell area has many attractions that are not seen by just travelling along the bitumen road. If you turn off the bitumen and try the alternate roads available you will find that back in the hills rainfall increases, the vegetation is bigger and better and the soil types are ideal for cereal cropping.

The farm we have for sale is in the Mt Geharty area, approx 15-18 kms west of the Lincoln highway, depending on the road route chosen. The soil types are mainly red mallee loams running into granite out crops. These easily tilled soils are productive without high inputs of super required.

The farm has traditionally been run in conjunction with another “home” property, and like many properties was run as a wheat/sheep enterprise. In later years the sheep were sold and two thirds of the property was cropped to cereal and the medic pastures grassed freed. This year the whole farm is cropped to cereal and is looking good, just a couple more rains before October and the tonnage will be there again.

The property is watered by two dams and a bore that is connected to a concrete header tank that then gravitates to tanks and troughs.

The sheep yards are of a good standard being pipe and mesh with a concrete drafting race/ drenching race. Fencing varies from above average to needs work.

There are two sheds, one being a 40′ x20′ barn and the other being an open fronted implement shed approx 30′ x20′

Access is by rural rubble roads, with the closest silos and town being Cowell.

As there are two sections, perhaps two mining mates could buy the farm and look at the figures to see if rural land is a better, safer investment than shares? And the farm is less than 35 kms to the Duke.
