This unique parcel of land is set in an idyllic location just over an hour from Hobart at Little Swanport on the sunny east coast of Tasmania. The site would be perfect for those looking to settle permanently in the area in order to enjoy the relaxed lifestyle or for those living in Hobart or surrounds with plans to establish a private weekend getaway. The bushland acreage consists of around 27 hectares featuring high vantage point, 180 degree views over the magnificent Great Oyster Bay, fringed by the Freycinet Peninsula, Schouten Island, Ile des Phoques (Island of Seals’) and Maria Island. About two thirds of the land was cleared for grazing over 100 years ago and is now covered in patches of native themeda grass with the land sloping gently to the east and north. The complexity of the Little Swanport estuary and rolling hills in the foreground can also be seen to the east, with the land benefiting from full sun for much of the day, all year round. Pristine stands of dry sclerophyll forest are present along the western and eastern boundaries, with a variety of understorey plants on the slopes. Centrally a stand of eucalypts provide a seed source for the opportunity to kick off regeneration in the cleared areas. Innumerable lizards, birds and marsupials abound the forested and open areas and can be readily seen if you are the quiet and patient kind. Threatened species, such as green and gold bell frogs, swift parrots, bandicoots, and orchids will be spotted by the keen eye and it is unusual to go a day without witnessing wedge-tailed and sea eagles ranging the area. The significant biodiversity values of this property were recently recognised and formalised in a conservation covenant under the Woodland Birds project. These values are complemented by Butlers Ridge Conservation Reserve along the western boundary (several thousand hectares in size) and by another much larger property also under conservation covenant along the southern and eastern boundaries (about 270 hectares in size). A perfectly located and ample building site (approx. 100 x 100 metres) has been excluded from the conservation covenant on this parcel of land thus allowing usual building processes to take place. Power lines run past the property and access is via McKays Road running alongside the northern boundary. A copy of the conservation covenant documents are available for viewing. Overall a treasured offering in very special part of the world
