“Brookford” formally know as “Glensyon” was first established in 1903 by the Dillon family. The present homestead was built in 1912 and extensively renovated and sympathetically extended in 1998 by the present owners.
The homestead features, high timber lined ceilings, ceiling roses, Blackwood dado boards in the hall, formal lounge and dining/family rooms. The front door is flanked by leadlighting with all rooms featuring high quality fittings and fixtures.

The rear entry is through a covered outdoor eating area into a mud room with powder room and large laundry with double trough and extensive storage situated off the mud room. A walk through office leads to the open plan farmhouse kitchen dining and family room. The dining area opens into the wide hall with blackwood polished floor. The formal lounge is situated on the right, an external door leads from the formal lounge to mosaic tiled verandahs. The hall provides access to the 4 carpeted bedrooms, main with en-suite and walk-in-wardrobe and a family bathroom with separate toilet.
Both bathrooms feature beautiful Myrtle bench tops. The formal lounge and 2 of the bedrooms have fireplaces with period inserts and timber mantles. The hall and mud room feature the original coat hooks with unusual gargoyle faces.

Heating is provided by a “Steelfire” Combustion heater in the family area and electric ceiling foils with individual thermostats in every room. All rooms have wool/polyester ceiling insulation. The home also has a ducted vacuum system and an electric hot water service. The house area is approximately 35 squares excluding verandahs.

A four bay garage with lockable roll up doors and concrete floor with apron is adjacent to the house. Beside the garage is a double wood shed with concrete floor. An original old timber garage is used to store garden tools. There are over 100 different roses and other ornamental trees in the large garden.

The home is serviced by an approximately 34000 litre fibreglass water storage tank and 2 concrete in-ground water tanks of approximately 60000 litres. A water bore situated near the house produces 3600 litres per hour and is used to water the garden and top up the concrete tanks that service the toilets and laundry.

The treed areas of the property consist of Blue Gum, Silver Wattle, Native Dogwood and Stringy Bark Gums. There is a diversity of bird life in the area including, wedge tail eagles, grey goshawks, sea eagles, robins, blue wrens and many others.
Views of Huon Island and the Channel can be obtained from certain areas of the property.

The 450 acre primary production area is easily managed by 2 people and consists of approximately 300 acres of pasture with the balance being trees and bush. The property is divided into 13 paddocks with 6 waterholes and creeks. Conventional fencing is in good repair.
At present the property is used to fatten approximately 180 to 200 of cattle, per annum for sale to the feedlot.
Approximately 220 – 260 round hay bales are cut on the property each year as winter feed for stock.
A full fertilizer history is available for the past 15 years.
Sheds include a large hay storage shed with concrete floor and electricity; this could also be used as a machinery shed.
A large shearing shed with 3 phase power is located in close proximity to the house.
New steel stock yards were installed 4 years ago and a cattle crush with built in scales is under cover at the side of the shearing shed.

Situated 1.5 ks from the Bruny Island District School, Alonnah beach, boat mooring/ launching area and is close to the Bruny Island Community Health Centre, Alonnah Store, Police Station and Hotel.
