The property Kilderry was converted into the Hayes Prison Farm by the Tasmanian Government as a minimum security facility during the 1960′s.
Over the years the farm has been recognised for its excellent dairy herd, extensive market gardens, wool production, cattle and processing of vegetables. This reputation is enhanced by the highly productive soils on the property, and the secure water resource from the River Derwent.

The property is mostly gently undulating and is subdivided into many smaller paddocks with extensive laneways providing ease of stock movement. There is approximately 360ha (900 acres) of cleared land on the property, about a third of which is irrigable.

There is extensive infrastructure including; cellblocks (accommodation in 70 cells), administration wing, comfortable 3 bedroom home, commercial kitchen, glasshouses, cold store, processing sheds, 20 a side dairy, silos, numerous workshops and sheds, gravel quarry, extensive irrigation infrastructure with hydrants and water troughs to most paddocks. A huge processing shed incorporates a large cold store and lies adjacent to a complex of glasshouses that were set up for hydroponic production.

The 800 megalitre water licence from the River Derwent offers huge potential for many agricultural pursuits. The Mediterranean climate has been acknowledged as being ideal for many of Tasmania’s emerging and established horticultural regimes.

Opportunities are many and include the potential for; cherries, stonefruit, apples, vineyards and wineries, market gardens, display farm, horse complex (convert cells to stables), agistment, riding school (kilometres of bush tracks), dairy, grazing and cropping. The cell blocks and administration buildings would suit a wide range of potential uses ie; accommodation (backpackers, fruit pickers etc), secure self storage, boarding kennels, rehabilitation centre, rural training complex, or school outdoor learning centre etc.

Hayes Prison Farm is 10 minutes from the rural township of New Norfolk and less than 45 minutes from Hobart CBD. New Norfolk is a large country town with all services, schools, supermarkets, sports clubs and health professionals available. School buses run to New Norfolk and a regular bus route runs to Hobart from the township.

The Hayes Prison Farm is indeed an exciting opportunity; the property is to be auctioned with a price expectation that reflects a recent re-valuation.
