This is an early cottage with beaded weatherboards and hipped roof. The front has been partly reconstructed.
This is one of the earliest houses in the street and probably dates from the 1840′s, shortly after the construction of George street and Smith Street on the allotment originally granted to George Smith in 1832.
Apart from its age, and its relationship with the original subdivision of the George Smith estate, its primary importance lies in the contribution it makes to the streetscape. It is one of few buildings to be constructed right on the street alignment.
Its demolition would lessen the significance of other buildings nearby. If it goes, it could be argued that development may slowly spread along George Street like a malignant disease, eventually consuming the entire streetscape, or creating unsympathetic intrusions which would destroy the nineteenth century character of the area.
This house is located within conservation zone 16 (Northern Residential) of the Hobart Urban Conservation study stage 2. The study makes the following recommendation in respect to the zone.
Retain historic residential buildings, and encourage residential uses.
Industrial/commercial uses to be discouraged and phased out where possible.
Infill residential development to be sympathetic in scale, character, setback etc. to reinforce urban qualities.
These qualities are especially relavant to the subject site.
