An exceptional beachfront lifestyle, farming or development property at Safety Cove, overlooking Cape Pillar and Tasman Island on the tip of Tasman Peninsula. This 25.3 ha block includes sandy beach, wetlands, pasture, cherry orchard and temperate rainforest.
The lagoon and saltmarsh cover about 5 ha of the property and is flooded by high tide or storm surge. This part of the property is very low elevation (1.0m AHD see slide 3) and will probably become fully tidal as result of rise in sea level predicted by the IPCC. The other 20 ha of the property is higher elevation and unlikely to be impacted by predicted rise in sea level.
The property is zoned Rural Landscape and was originally part of the Safety Cove Farm developed in the early 1800′s as a special penitentiary and prison farm about 5 km east of the main Port Arthur Penal site. The two sites were connected by the convict powered tramway and a water supply channel, some remains of these can still be found on the property.
The newly proclaimed Tasman National Park and proposed Three Capes Coast Walk route run close to the front (east) and back (west) boundary.. The dense forest, steep slope and sheer cliffs running along the west boundary shelter the property from the prevailing westerly weather and form a natural barrier that creates a strong sense of privacy and security on the property.
There is a gravel access road from Safety Cove Road to the elevated house site and buildings located approx 700 m back from the public road. The existing buildings include a small cottage, workshop and lock up machinery shed. There are several house site options either close or back from the road frontage and most have good coastal views. There is a quantity of building materials stored on the house site that could be included in the sale of property and include sandstone blocks, convict bricks and a house lot of framing timber. There is telecom service, single phase and three phase power available to the property boundary.
The current owners have developed 2 ha as cherry orchard and have been using organic farming principles for the last 3 years in preparation for organic farm certification. The other 8 ha of cleared pasture is used to run cows and calves. The cherries produced are sold through the organic fresh food outlet in Hobart and have been in high demand . There is farm machinery and orchard equipment on site that could also be included with the property sale and includes a diesel tractor, implements, slashers, fruit picking bins, sprayers and a portable cool room.
Approximately half of the property is undeveloped and retains high value eucalypt, blackwood and teatree forest with about 3 ha of tidal lagoon and saltmarsh behind the beach. This property has a very diverse range of environmental values for a relatively small acreage and provides habitat for many rare fauna and flora species.
The eastern tip of Tasman Peninsula including Safety Cove has a reliable annual rainfall of about 1100 mm. There is abundant fresh water on the property available from three named streams and also a substantial groundwater reserve. Two of the streams have carved a series of beautiful waterfalls and stilling pools through the sandstone cliffs and outcrops higher up on the property. There are also two farm dams that store about 10 megalitres and a good site for another dam storage of approx 50 Ml, the property has been issued permits to construct farm dams of up to 200 Ml.
The site has high potential for aquaculture development, in 1989 the property was approved by State and Local Governments for development of a land based salmon farm. Given recent advances in aquaculture techniques and its access to the best quality oceanic water the property would be an excellent site for growing high value species such as rock lobster and abalone.
This is a truly unique and very desirable property located on an unspoiled and scenic coastline renowned as a tourism and recreational paradise.
