Nestled high above the rolling farmlands of the northern midlands, Ballroom Hill is a very special slice of Tasmania.
Surrounded by 100ha (250 acre) of bush, the cedar cabin offers views to the Western Tiers and has been built to provide comfortable accommodation in every season.
An open-plan lounge and dining area, flanked by floor-to-ceiling windows, is warmed by a Lopi wood heater. There’s also a gas-powered floor heater for instant warmth.
A sliding glass door provides access to a wrap-around deck where you can watch the sun set over the farmland below.
A centrepiece of the kitchen is a Stanley wood-burning stove which, as well as cooking meals, adds extra warmth on cold winter evenings.
The large bathroom boasts a bath and shower, toilet, and a laundry space with washer and tub.
An on-demand gas hot water system supplies both the shower and kitchen.
Climb the timber stairs and you’ll find a large bedroom area with built-in wardrobe and cupboards. It can be configured as two sleeping areas or used as a single master bedroom with ample space for a study or sitting area.
Fully self sufficient, the cabin has its own solar power system. Panels on the roof of the shed feed a 12-volt battery bank while an inverter provides 240-volt power for a pressure pump and household appliances.
Beside the battery bank is a 6500 KV Yamaha diesel generator which can provide back-up power to the cottage or re-charge the batteries as required.
Twin 20,000 litre water tanks provide ample water for the cabin while two extra tanks near the sheds give an extra supply.
Access to the cabin is via a winding 2km track from the main road. While a 4WD vehicle is recommended, 2WDs can be used in good weather.
The property has a main dam fed by an intermittent stream and two smaller water stores, providing reliable drinking water for both wildlife and grazing animals.
Ballroom Hill is home to a diverse range of wildlife including wombats, kangaroos, wallabies possums, echidna and wild deer.
The mixture of bush and cleared spaces is perfect for sheep and the property has been home to more than 100 head from time to time. A holding pen near the front gate simplifies the task of rounding them up.
