Woodlands at Bracknell in Northern Tasmania has a history of producing plenty of grass for dairy cows. The farm is now being offered for sale as a stand-alone livestock or cropping operation (no specific dairy infrastructure has been installed on this area). The land for sale totals 98.74 hectares or 243.88 acres and is supported by a renovated timber homestead. The original home is of a Federation style on bluestone foundations. The renovations include a large kitchen/dining/living area, laundry and bathroom. Total living space is approx 186m2 or 20 squares. The home comprises 3 or 4 bedrooms (currently 4th bedroom is used as an office.) There is a well tendered garden and cherry orchard. Major outbuildings include a double roller door garage for cars, a steel frame, (open ended/drive through) 20×14 metre shed with a cement floor, 9 bay calf feeding/machinery shed which includes lock up workshop, 3 bay vehicle shed. Annual rainfall for the Bracknell district is usually 36-37 inches or approximately 880mm. A farm dam is filled from 2 bores (pumping 0.8 ML per day over spring/ summer/autumn) and natural run-off from a drain which flows through the farm. A 5 inch underground irrigation main currently provides irrigation water for travellers in 6 of 13 main paddocks. An extension could easily provide water to another 3 paddocks. Three phase power is connected and a new 100kw transformer was installed in 2011 to accommodate two 40hp pumps at the dam wall site. All paddocks are well watered with large cement troughs whilst all pastures have been regularly fertilised and sown down with high producing dairy ryegrass and clover mixes. Poppies, potatoes and maize are crops, which have been grown on the heavy alluvial loam soils on Woodlands. This is ideal country to support beef cattle, breeding and finishing second cross lambs or as a dairy run off block.
