This 250 hectare property is located approximately 45 minutes from Launceston, south of Cressy on a north easterly facing slope of the Great Western Tiers.
The country ranges in altitude from 500 metres above sea level (southern boundary) to 250m at the homestead, a short distance from Lake River Road. There are high dolerite outcrops, which offer majestic VIEWS over the Norfolk Plains, Mount Kingstone and to an 1,100m ridge of the Great Western Tiers. There is PERMANENT WATER available from Abrahams Creek which flows along the northern boundary. This creek supplies troughs, domestic garden/orchard and the house.
The ATTRIBUTES of the property vary with the terrain. The improved pasture production amounts to 45 hectares (112 acres). This area has been developed on the lower, gently sloping ridges which have supported sheep and cattle grazing. 110 hectares (272 acres) were clear fallen and is now regenerating forest as strong regrowth. Eucalyptus deledatensis (White Top Stringy Bark) Eucalyptus amygdalina (Black Peppermint) dominate the eastern rockier outcrops. There is 88 hectares (217acres) of wattle scrub regrowth. Mature Black Peppermints line the corridor of Abrahams Creek. In the longer term, these areas have potential to grow high value saw logs (higher value than considering Carbon Trading prospects).
Capital Infrastructure
The HOMESTEAD is a large single storey renovated timber dwelling, which has been well maintained. It contains 2 large living areas, 6 bedroom, 2 bathrooms and 2 sundecks. Wood fires heat the environment and are backed up by a slow combustion stove, which is connected to the hot water service. Bottled gas connected to cook top and fridge. There are 8 solar panels to generate power for storage in 12 batteries. A petrol Yamaha EF 2600 generator backs up the power supply. There is also a large laundry and storage room. Telecom and internet services are connected.
Farm Shedding
Includes a 8.5m x 4m truck/tractor shed, a two stand steel constructed SHEARING shed (20m x 12m/large undercover area/10 pens), a steel and timber skillion roofed shed off shearing shed houses farm implements, cattle yards and loading ramp (no crush).
Orchard includes lemon, lime, kiwi fruit, peach, passionfruit and grapes.
