A huge opportunity to acquire underdeveloped land in the much sort after Bishopsbourne/Cressy cropping district. The farm is a total of 335 hectares and consists of three titles. “Munden” title 92.82 hectares (229 acres), “Home block” title 92 hectares (227 acres) and “Shipps” title 154.5 hectares (382 acres).
All three titles have frontage to Murphys Creek and Maitland Road.
The Cressy/Longford irrigation scheme western branch drain flows through the western title (Shipps) but holds no current water right.
The soil types of the entire farm are typically red-brown loams found in the Bishopsbourne/Cressy cropping areas.
The “Munden” title is 92.82 hectares (229 acres) and is gently undulating country framed by hawthorn hedgerows. Seasonal water courses carry winter run off into Murphys Creek. There are good dam sites on the south-western corner of this title.
The middle title or “Home block” has all of the buildings on 92 hectares. The large homestead was built around 1900 and is surrounded by old oak and elm trees. There are a number of “character” structures which include a shepherds cottage and other storerooms. The shearing shed has 3 stands and there are two hay barns and two machinery sheds. Water is pumped from Murphys Creek.
The “Shipps” title, the western block is the largest being 154.5 hectares (382 acres) and has the most elevated land on the farm. An abandoned house site has expansive mountain views. The largest dam is also on this title.
Again this block has good access to Murphys Creek and Maitland Road.
Currently there is a Conservation Covenant Plan being established over a small eucalypt forest.
Agents Comments
The Bishopsbourne/Cressy district is less than 30 minutes drive to Launceston, the airport and only 10 minutes to Cressy or Longford. The immediate neighbours operate productive farming enterprises which include dairies, prime lamb, high value vegetables and poppies. The “Maitland” estate has historically supported a Polwarth wool flock, second cross lambs and beef cattle.
There is plently of room for change!
