Central Northern Dairy farming enterprise, comprising 120 hectares (300 acres approximately) of productive free draining alluvial river-flats, and gently undulating slopes. The farm has milked up to 180 predominantly Holstein cows during the winter season and up to 300 after Spring calving for the past three seasons.
With a productive run off block available for continued lease of approximately 400 acres designated for fodder and followers this is a very productive property combination, but still with potential for increased output through feed and irrigation options.
The property boasts a comfortable four bedroom homestead for family and more than adequate shed facilities for farm and personal usage. With the central location afforded by the location providing outstanding leisure and recreational opportunity for a family along with ease of access to a number of education options for children. Situated only a few minutes either direction to Westbury or Deloraine, and approximately 20 minutes to Launceston makes access to a choice of services easy.
Up until September when the dairy herd was sold the farm had been milking approximately 165 cows, with the option to increase the current herd size and contracted milk supply level with National Foods incrementally over the next two to three seasons, and allow the dairy operation to increase towards the farms potential productivity and carrying capacity. Having milked on a year round basis with calving predominantly in Spring and Autumn split seasons this property has provided milk income on a year round basis, with a three year production average of approximately 1,550,000 litres and 120,000 kilograms of milk solids per season.
The farm is currently irrigated with a combination of Centre Point Pivot (65 acre coverage) travelling irrigators and lateral sprinklers, with water sourced from the Quamby Rivulet, large farm dam, and reliable bore supply. Approximately 200 acres can be irrigated with the current infrastructure, and with the current licensed volume irrigating all pastures is an option. Water is supplied to the irrigated pastures from pump stations via four inch underground mains.
One of the great advantages of this property is that while much of the property is river flats it also has undulating elevated pastures for the wetter seasonal times and when other flat terrain properties may need to resort to feed-pads the milking herd can graze the sheltered slopes. The free draining nature of the river flat soils, and sheltered slopes, means that a reliable rotation can be maintained even with the heavier of rains. The farm has central laneways for controlling cattle movement. The farm has as boundary approximately .5 km of frontage to the Quamby Rivulet which provides part of its Water Right and the remaining boundaries are feature sound fencing to ensure the full productivity of the pastures is available to the dairy herd. The pastures are regularly renovated with both annual and perennial rye grasses and clover mixes.
The farm is divided into approximately 37 permanent rotation paddocks, further divided by the use of electrics for strip grazing. Each paddock has serviced drinking points for the dairy herd. The soils productivity is regularly maintained with fertiliser applications regulated according to soil tests. The cows are currently milked in a 20 aside swing over herringbone dairy, featuring teat spray, and automated feed system for the delivery of grain rations from a 30 tonne silo. Milk storage capacity is approximately 9,000 litres with primary silo and a secondary capacity afforded if required for peak production periods. Family are well catered for in four bedroom residence, with pleasant views of the farm, garage and carport facilities and just a short walk to the dairy, and farm outbuildings. Outbuildings include a large machinery shed/barn, calf rearing facility and workshop, ample garage facilities, and for the family its own netted synthetic cricket pitch.
