Some bush blocks I visit and much nicer than others, and this is definitely one of the best. Still in its natural condition, the land is mostly flat, and is elevated at the northern end. It runs alongside a currently disused train line, The North East Railway.
There is a small water creek nearby that runs through the property. If you look closely at photo 7 you will see a water pipe that feeds the creek.
This creek used to fill a dam with water in many years gone by, and with some excavation work, the dam could be restored to its original beauty, and is located nearby to the shed.
The current owner purchased the property in 1989 and has no further use for the land. The old garage was pre existing with no building approvals in place. It has an old wood fire and water was sourced from a small tank catching some rain water from the roof. The land is partially fenced mainly between the neighbours paddocks that graze cattle.

The land has barely any rocks and is grey sandy loam. It is a very easy block to build on, with great access directly from Karoola Road, with Power and telecom located nearby at the front boundary. Located in rural resources zoning. A home can be built if in accordance with the rural resources planning scheme and is discretionary by council.
All aerial photos depict the bush land and there is no pasture on the title.
Other photos show the beautiful valley of Karoola.
The local school bus collects children nearby and commuting to Lilydale is around 10 minutes. Lilydale offers most services including shopping, doctor, post office, chemist, hardware supplies and petrol. Launceston is approx. 20 minutes drive.
