Situated in the high rainfall valley of the Cuckoo district, this picturesque farm rises up onto a central ridge creating a well drained dairy farm.
The farm is situated less than 10 minutes drive south of Scottsdale in North Eastern Tasmania and about 1 hours drive from Launceston.
The Scottsdale region is one of Tasmania’s strongest agricultural areas, growing a variety of cash crops in addition to dairying, grazing and finishing beef cattle and prime lambs.Last milking season this property produced 123,000 kilo of milk solids.

Farm Area:
There are five titles which total 120 hectares.
The land is subdivided into 55 paddocks, all of which have access to irrigation and stock water.
The Mackenzie Rivulet flows the full length of the farm and provides a major asset for this productive country.

Land Use:
The property is successfully run as a dairy, calving 320 Friesian cows in August 2011.
The strengths of this operation are
* Gravity fed irrigation water from the Mackenzie Rivulet. A 10 inch in stream’ pipe harnesses water as the river flows onto the land at the southern end of the farm.
Being transferred into a 4 inch pipe creates enough pressure to run sprinklers without pumping over 60 hectares.
* A licenced farm dam, with a capacity of 80 Mega Litres is filled from the Little Mackenzie Creek which flows along the Eastern boundary of the land.
Irrigation water is pumped onto 40 hectares (9 paddocks) via underground mains from this dam. 2 or 3 hydrants in each paddock can drive up to 24 sprinklers.
* The terrain is gently sloping, either side of a low central ridge.
* Generally, soils types are consistently well drained grey loams.
* Council maintained Mackenzie Valley Road runs through the farm but carries a very low traffic flow.
In addition, there is a general farm gravel road which doubles as a cow lane to the dairy.
* The house and dairy are located on the central high point of the farm, creating a strong vantage point and an attractive outlook to Mount Maurice in the south.
* Assured 1000ml district rainfall.

Dairy:
The 31 unit swing over dairy is serviced by a cow yard capable of holding over 300 cows.
There are semi-automatic feeders, an AI race and a 12,300 Lt stainless steel vat.
Two grain silos have a capacity of approximately 80 tonnes.

Outbuildings:
Recently there have been three large Colorbond sheds built to accommodate domestic vehicles, farm machinery and implements.

House:
An attractive 2 storey, brick and tile home adornes the property and is set amongst established gardens.
The house contains 5 bedrooms (3 upstairs, master with ensuite, and 2 downstairs) kitchen and dining has access to a sheltered deck, separate lounge which has an open fireplace, main bathroom and separate toilet.
As mentioned earlier, the position where the house is located is a strong feature and selling point.
It commands views all over the farm and surrounding countryside.
