2/3 of the property (155ha) is currently devoted to dairy production.

Dairy Farming Agreement:

Farm house:
A solid, newly refurbished three bedroom house is situated within 100m of the dairy and sheds. Construction is timber frame, galvanized iron roof, aluminum windows and concrete rendered walls. Inside are vinyl and carpet flooring, gas stove and reverse-cycle heating and cooling.

water supply and reticulation:
water is pumped by electric pressure pump from a spring-fed dam on the mainland to a 40,000L concrete header tank. The spring-fed dam has never run out, even in drought, but for security there is a back-up dam that was constructed in 2002 but has never been required.
Stock water reticulates to an extensive trough system on the mainland and island in 50mm water mains. On the island this feeds a stock water system via a 40mm loop line to permanent and portable troughs that provide one or more water points in every paddock.
Trough water also gravity-feeds to the dairy in a 100mm pipe for dairy yards wash down and for milk cooling which is recycled back to the trough in a 50mm poly pipe.
Effluent Pond:
In line with modern practice a single effluent pond designed for 300 cows is situated north-east of the dairy yards. Effluent is spray irrigated back onto pasture with a travelling irrigator.
Tracks and laneways:
All paddocks are accessed by a central laneway system linking directly to the dairy. Around 2.6km of raised and capped roadway 4 to 5 metres wide provides smooth and rapid access for stock and machinery.
A separate roadway on the mainland allows direct access to the island from James Road bypassing the house and dairy area.
The causeway between the mainland and the island is on Crown Land and has provided access between the two farming titles since 1897. The causeway is registered with Parks Victoria with an access agreement.
Paddocks and Fencing:
The mainland has 17 paddocks (56ha) and the island 27 paddocks (96ha) ranging in size from 2ha to 5ha. Paddocks are bounded by two or three strand all-electric fencing.

Soil and pasture:
All paddocks are flat with sandy loam soils (pH 5.0) and good fertility (Olsen P 18.0 to 41.3 and Colwell K values 123 to 292).
Of the 44 paddocks, 42 have been renovated and sown to permanent rye grass pasture. Vari
