Unique opportunity to acquire a Lavender Farm situated approximately 1 hour away from Melbourne between Ballan and Ballarat — approximately 50 minutes from Melbourne and Geelong and 20 minutes to Ballarat and Daylesford.
This is an area which attracts tourists all year round.

The property comprises 41 acres of land set at 570 metres or 1,870 feet above sea level, with panoramic views across to all the surrounding hills.
It is divided into two titles of approximately 20 acres each making it even a more attractive proposition to the astute buyer.

On the one title there is a 3 bedroom plus study and 2 bathrooms home, a terrace tearooms and cafe, and a craft shop where you can buy lavender products produced in the farm and absolutely free of chemicals and preservatives, such as body lotions, face creams, soaps and lots of other craft products.
The farm is a tourist attraction and can be viewed on this website:
www.yuulonglavender.com.au

Yuulong was open to the public in 1985 and was asked to hold the National Collection of Lavenders for the Royal Botanic Gardens in Melbourne.
Currently there are approximately 100 different varieties with two special lavenders,
the Lavandula x intermedia which was named ‘Yuulong’ after the property by the Gardens in 1987, and the Lavandula angustifolia ‘Egerton Blue’ which took ten years to develop and has been named after the township of Mt Egerton which is nearest to the property.

The owners who developed this wonderful property over thirty years with a lot of love and hard work, have decided that it is now time to sit back and relax a little bit, take time off to travel, write and pursue other interests.
For this reason, they have not been working the farm to its full potential for at least four years.
A lot of hard work has gone into this property to achieve the results that we can enjoy today.
The first varieties of Lavender had to be brought in from Holland to begin the collection.
This is an artistic creation that goes beyond the business structure.
There are three dams on one title and a fourth dam on the second, 4 water tanks and an automated irrigation system.
There is also land available for stock grazing.
The house and tearooms sit high on the hill with lovely garden aspects from the large windows.

The property lends itself to many other uses, such as Farm Stay for overseas visitors and students, a Bed and Breakfast, Art Studio, and the list goes on.
The locally produced selection of oils and creams, jams and other edible products can be extended and marketed locally and overseas.
The whole production of lavender is pre-sold every year. The owners have also organized in the past weddings and other events such as an annual Music Festival taking advantage of the beautiful garden setting.
It will be a walk in-walk out transaction between the vendors and the purchasers, with everything available to the purchasers except for the owners’ own personal possessions.
Terms are 10% deposit at contract signing with flexible settlement terms.
Vacant possession.
