Fox River is a significant commercial vineyard first planted in 1979 with further plantings in 2002. The vineyard’s planted area is as follows:

The vineyard enjoys a prominent road frontage on the Albany Highway with a bold and striking cellar door sales facility.

The property was the former home of the Fox River Brand, a sub-brand of Goundrey Wines. This brand is optionally available with the property which would suit the relaunch of this brand or the relocation of an existing brand to the prominent facility.

Fox River Vineyard is located on the Albany Highway approximately 9km north of the township of Mt Barker. The property is contained in three certificates of title comprising nine lots.

The standout feature of Fix River vineyard is its bold and highly visible cellar door sales outlet. This building is the former home of the Fox River brand which has since been discontinued, however the brand and associated trademarks are optionally available with the property.

A substantial structure with steel frame and colorbond external walls and roof, the cellar door area has a striking height of approximately 6m with raked ceilings and floor to ceiling glass on the southern walls. Surrounding the buildings is a large verandah and deck and picturesque pond. The cellar door building is carpeted throughout with an adjacent kitchen and store. The sales outlet is airconditioned. Adjacent to the cellar door outlet is a two bedroom, one bathroom unit.

Completing the cellar door sales facility is an attractive gated entrance with gravel driveway and substantial car park.

The main machinery shed comprises approximately 630sqm, including 70 sqm of enclosed sealed and lined amenities area for staff incorporating lunchroom, offices and male and female toilets. The vineyard shed has a 7m concrete apron with approximate area of 300 sqm. It is a colorbond clad steel framed shed with concrete floor including 4m plate height and magnesium lighting. Within the storage shed is an incorporated chemical store with two enclosures to separate herbicides and fungicides.

The original sections of the vineyard planted in the 1970′s were serviced by a colorbond clad steel framed equipment shed with an approximate area of 140 sqm and associated 4m concrete apron.

There are several modern irrigation sheds on the property comprising the pumps, filters and irrigation control.

Fox River has two irrigation dams, one main storage/transfer dam and 2 smaller transfer dams. The dams receive all of their water from rainfall/surface runoff, with a 17 hectare bitumen catchment contributing to the majority. According to the vendor there is no irrigation licences required for this property. The irrigation system was designed by Westerberg Irrigation in Albany, WA.

1. Main turkey nest irrigation dam (92 ML storage) irrigating 62 hectares of the new development. The pump setup is flood and suction consisting of two main Lowara pumps and one pressure pump delivering through a 150 mm main line. The system is controlled by a Swordfish controller linking 15 valve stations by radio control. Three primary Amiad sand filters and pre-valve station Amiad disc filters clean the water.
2. Main transfer dam (33 ML storage) receives run-off from a 17 hectare bitumen catchment, a large single stage transfer pump moving water into the turkey nest when required. This pump can also be linked into the main line through a 100mm delivery line, this would only be required in the event of a failure in the main pump station.
3. Small service irrigation dam (3ML storage) with Swordfish controller linking 15 valve stations.
4. East transfer dam (3 ML storage) transfers through to turkey nest.
5. Narpanup transfer dam (1.5ML storage) transfers through to turkey nest.
