Even the name of this property evokes a feeling of romance. Well as you wander through the “hamlet” which is known as Mullalyup your sense of wonder and serenity grows. Just as you reach the outskirts you turn east along a sealed winding country road. One and a half kilometres along you get to Martin Place; which has links to the property in question. Driving up you notice the thriving orchard on the right and the fat lambs on the left, it shows how productive the country around here is. The property consists of 2 titles, just under 100 acres of cleared land.
Apart from noticing the sprawling country homestead which was only built around 10 years ago, one is impressed by the formal yet warming country gardens. All this has the advantage of being low maintenance to allow you time to pursue other interests. With this property currently set up and operating very successfully as both a bed and breakfast and backpackers; it really would allow you a good income and lifestyle to continue. While mentioning this it gives me pleasure in detailing that all the necessary equipment will be left as is, so you can keep operating.
The only thing that won’t be left is the linen, which is contracted out, making your job easier. The backpackers abode is large and has many features such as solid fuel heating and reverse cycle airconditioning, as well as a solar transfer heat pump for hot water. Facilities including TV and a coin operated washing machine. Making it very comfortable; this is why the seven occupants never want to leave and why it is nearly always fully booked.
Wandering past here is the large workshop and office, well insulated and partitioned to allow bookings etc to be made.
Let us now meander across to the five bedrooms and five-bathroom homestead. Wandering in through the glass and wood framed doors, you come into the large open plan informal living areas.
This comprises the guest sitting room, dining and kitchen area. With it’s commercial open front fridge, dishwasher and walk in pantry set up for self-catering. More income can be made by turning into a fully catered B&B. The guest rooms are luxuriously appointed each with their own Daikin Inverter R/C air con; which is linked together to the main unit on the roof. As well as a very pleasing to the eye commercial grade carpet and pillow top beds. Each guestroom has their own en-suite as well. Three of these have access to the verandah by their own external doors. Each room has it’s own unique keyed security adding to your privacy.
A wonderful feature of this home is the owners/managers wing, which comprises of a formal sitting room, a queen-sized bedroom, ensuite with separate w/c and laundry.
As you can imagine this has made a wonderful home and business for the existing owner; who has really imparted her spirit into this business, just check out the comments in the guest book. But she would now like someone else to enjoy this wonderful location and lifestyle. By continuing as is or simply enjoying it as a luxury country home.
