Development of the vineyard commenced from a Greenfield site in 1998.
The vineyard site has a Mediterranean climate and the surrounding region has a mean annual rainfall of 1025mm. Superbly located at the junction of South Western Highway and Vasse Highway in the shire of Manjimup.
These two highways service the majority of Tourist traffic either visiting the Region or travelling to the South Coast of Western Australia. Towering Karri trees surround the property due to the proximity of pristine areas of State Forest. This picturesque property of 50.2 hectares has 35.6 hectares of mature vineyard planted to grape varieties particularly chosen for their suitability to the soil type and overall climatic features of the location. The land is gently undulating draining generally in a north easterly direction through a central creek line, on which are located two large irrigation dams and a fresh water bore.
Soils are well drained and comprise mainly deep brown gravelly Karri loams over clay.
The land is virtually fully cleared with approximately another 12 hectares suitable for development.
The improvements on the property comprise a single level residence with two car garage, large machinery shed plus pump shed and vineyard improvements. The residence is a refurbished farm cottage constructed with a timber frame and galvanized iron gable roof.
Accommodation comprises four bedrooms, open plan kitchen, dining room, lounge, one bathroom plus extra shower in laundry.
A large bunk house/office is also under the main roof. There is a large storage shed some distance from the residence constructed on a concrete floor. The main area of the shed comprises some 311.10 square metre open fronted skillion machinery storage area with an earth floor. The shed is 35.0 square metres.
It is steel framed with colourbond steel cladding, concrete floor, 3 phase electricity, and is a lock up facility housing the pumping equipment. The vineyard is laid out on a standard vertical shoot position trellis, with Pine intermediate posts and strainers, with two foliage wires, one corden wire and a dripper wire.
The irrigation system comprises three "Grundfos" stage pumps, with a four pot "Netafinn" filter system, fertigation tank and fertigation in line pump pumping to pressure compensating dripper lines throughout the vineyard. The vineyard has a planted density averaging 1,778 vines per hectare on rows 3.00 metres wide. Varities: Sauvignon Blanc, Chardonnay, Merlot, Cabernet Sauvignon, Cabernet Franc, Petit Verdot. Roads surrounding the property are bitumen sealed.
Both three phase and single phase power supplied are connected.

This vineyard will be sold less than replacement cost.
