We have a studio unit for sale at the 5 star Abbey Beach Resort in Busselton, WA. It is close to Busselton and the beautiful Margaret River region. This is one bedroom studio within a large complex of various studios and apartments. They are all privately owned and strata title.
How does the scheme work?
All money generated from all the units at the resort goes into a central pool. Each unit type has a unit entitlement so all studio units receive the same amount. As do all the one and two bedroom apartments receive their allocated unit entitlement (as they cost more to purchase they get a higher unit entitlement). The running and maintenance costs are then taken from this pool and the balance distributed between the owners on a quarterly basis. It does not matter if your unit is rented out or not, each owner will receive the same entitlement.
It therefore makes sense to buy the cheapest unit on the market as the location of the unit makes no difference to the return you will receive.
The resort takes care of everything, all bookings, maintenance etc is managed by the managers of the resort. As mentioned these costs are deducted before distribution. The only thing left to pay once you receive your quarterly payments are the water and land rates.
There are depreciation costs you are able to claim on your tax return as well as claiming the management costs and rate bills.
Staying at the resort
As an owner you are allowed to stay at the resort (subject to availability) for a maximum of 90 days a year (I will double check if it is still 90 days as we have never stayed there). You will pay the current rack rate minus an owners discount (I believe it is 30% but can clarify this for you). You can stay in any unit in the resort, you do not have to stay in your unit only.
