Even getting there is worth describing. If you can picture a winding country road through some of the prettiest rural land in the district with rolling pasture, stands of bushland, the odd little vineyard, quality country homes and cute little cottages – that leads you to the front gate you are there.

The property itself is 22.79 ha (56 acres) bordering National Park, with stunning south, west and northern outlooks across neighbouring farmland and forest to the coastal ridge in the distance . At this point you are high enough to see forever and there is an incredible feeling of space and openness. The south facing slope falls away to a creekline which dissects the property, before rising again to create the north facing slope.

The current owners have built a huge American barn style dwelling on the southern slope and there is a second powered house site on the north slope, with approved building plans to take advantage of the views to the north.

The land is mostly quality deep sandy loam (soil surveys are available) with approximately 5ha of bushland. There is ample water here from the large spring fed dam (stocked with marron) and creek, an artesian well and large rainwater tanks which have been fitted with fire fighting equipment. All fencing is in very good condition and the general condition of the farm is the same.

The American Barn was built in 2003 and has a ground floor area of 216m2, a second floor of 72m2 and a fabulous balcony of 36m2. The ground floor is used predominantly as a workshop and has 3 phase power with the living area above. The use of vibrant colours, stained timber flooring and quality fixtures and fittings have been used to create a lovley living area which has air-conditioning and triple insulation. There are two bedrooms and a toilet upstairs and the third bedroom and bathroom/toilet are downstairs.

Although the living area is not large, it is the fabulous covered decking area that flows out from here where most living is done. The views are breathtaking and the feeling is ah this is wonderful. In the evenings you are likely to see a pair of breeding wedge tail eagles glide by and hear the hooting of owls and mooing of contented cows.

The Blackwood River is only minutes away and Margaret River is 18km to the north.
Whether you are looking for a lovely little farm, somewhere to do a chalet development or somewhere to simply enjoy life, you couldnt do better than this.
