Located on the western side of the Witchcliffe townsite, separated only by the Rails to Trails reserve, the land can be described as gently undulating with a northern orientation. Parkland clearing of the gravelly loam soils has left stands of native vegetation which offer enormous appeal.
A wetland traverses the centre of the property, runs in a north south direction and is home to stands of giant karri. Other large trees common to the property consist of jarrah, marri and peppermint.
Whilst the site is near enough to the town centre for general conveniences, it offers buyers a secluded rural habitat, which is still close to the picturesque surfing and fishing beaches of the south west coast (approximately 8 kms).
The land has been identified and rezoned for Future Development and has been included in the Witchcliffe Structure Plan, making it ready for a sub division application.
Many of the costs relating to environmental and sustainability issues have been done, however, a collaboration with the adjoining developers will be required to determine further works and infrastructure contributions.
